Good afternoon. Welcome to PCI's webinar series. Today's presentation is Parking Garage Design and Development Assistance Options. This webinar is sponsored by PTAC Engineering. My name is Nicole Clow, Marketing Coordinator at PCI, and I will be your moderator for this session. Our presenters for today are Greg Darden, Director of Development at Structured Parking Solutions. Greg has been a land developer, belater, and builder for 30 years with experience in public finance and infrastructural development practices. Greg has developed approximately 1.1 million square feet of commercial, multifamily, and mixed-use properties. Greg is the Director of Development for Structured Parking Solutions and P-TECH Engineering. Greg is responsible for project development and project management services for the companies. Joining Greg is Jordan Watkins, CEO of Structured Parking Solutions. Jordan is a registered professional engineer with extensive experience in structural design, detailing, and project management of precast prestressed concrete structures. As CEO of P-TECH Engineering, Jordan manages project teams responsible for all aspects of the precast design and detailing, including all three-dimensional modeling efforts. In addition to his role in engineering operations, Jordan is also the manager of the software development branch of P-TECH Engineering, which includes a large suite of software from detailing to production automation solutions. Jordan is passionate about advancing the technology capabilities within the precast concrete industry. I will now hand the controls over so we can get, so we can start today's presentation. Thank you, Nicole. Appreciate it very much. And I'd like to thank everybody for joining us today and taking a few minutes out of your day to participate. I want to take a few minutes and describe our company and the services that we offer. Structured Parking Solutions is a full-service parking design and development company. We offer a full gamut of services designed to help you and your clients with the design and development of parking garages and other types of precast structures, which we'll talk about in a few moments. Again, our full-service set of offerings includes design, construction, management system development, financing, and operation and maintenance program development. We'll take a minute and go through each of these programs briefly, but before I get started, I want to hit upon a very important factor, and that's our value proposition. We constantly evaluate parking garages and perform post-construction inspection and evaluations. Our goal is to improve parking garage design and ultimately the parking experience for your customers. We believe our grouping of holistic services provides value and efficiencies and can improve your teams that you're part of. Breaking down our individual services briefly, I want to touch upon each of these divisions, if you will. So, on the architectural side, we break that down into various packages or options that we offer. Obviously, we offer a full architect-director services, and we'd be delighted to help you out with your projects through an architectural full architectural record services package. Below architectural record services, we also understand that in many cases a project may already have an architectural record, but they need help with production services. Our architects are ready to help you with those production services as well. But before architecture can actually begin, master planning is an important concept. We often see brilliantly designed master plans which have not given the attention to parking that it may need to be given. So, we can also help your teams with nothing more than just master planning services at the beginning of the project to assure the efficiency of the parking system. Our collaborative design efforts alongside overall project design teams are really important. We're going to touch upon this in a minute, but we work very, very well with larger design teams to help them understand efficiencies and design layouts for parking systems. Exclusive of architectural record services, we also offer engineering record services. But before we go into the engineering record services, I want to also point out we do not provide in-house MEP, FP, or skill engineering. We believe that those packages should be sought by local individuals and local professional firms. On the engineering record side of the equation, much like the architectural side, we offer three unique packages. Obviously, we would love to talk to you and your clients about engineering record services. Short of the EOR services that we can provide, we also offer a design assist option on engineering record. As with the architecture, we understand and respect that many teams already have engineers in place, but they need some help understanding the fine nuances of precast concrete engineering needs. We can assist. And then lastly, as many of you may already understand, PTAC, our engineering group, founded itself under special engineering services for precast concrete producers. Much like PTAC, we can also apply a special engineering service on top of our engineering record services. This offers some very unique fast track opportunities. We have the unique ability to work expediently through your engineering record services, but also begin to special engineering services simultaneously with the precast producer. This is really important when you're trying to get a project moving as quickly as humanly possible. In addition to our design efforts, we also offer a sundry of consulting options as well. Adaptive reuse is something that you probably hear a lot about in the marketplace today. Adaptive reuse in common terms is basically the ability for a parking garage today to be adapted with as minimal issues as possible into some of the type of building in the future. While this probably process is talked about a lot, in many cases, you and your teams may need someone who understands the truth. And the truth of it is that while adaptive reuse is a very important option, and it can be had, in many cases, it's very, very expensive. We understand the cost and the time equations involved in adaptive reuse and would be delighted to talk to your clients about those options. In addition to adaptive reuse, we also understand that occupied uses inside the footprint of a garage have adverse impacts on that garage cost. We'd be more than happy to discuss this with you and your teams and your development groups to help them understand those impacts. And then lastly, everybody's trying to mitigate the cost of parking and the amount of parking in projects. We have the ability to help you with, help you understand and evaluate shared use parking analytics for your projects as well and your development team projects. We work real well with other design teams. We understand our place on the team and we understand that these larger projects, in many cases, need help with parking when their design teams are very good at handling the multifamily mixed use and other components. We also understand that some of these larger teams that don't have assistance with parking on the front side may bear additional costs in their performance because the parking is not as efficient as it could possibly be. So I want to take a moment and show you some of our pre-planned or pre-designed options that we can help you and development teams with. And in many cases, these efforts dust off the old projects, the projects that are, may have died in the past because they need some help with understanding efficiencies or getting costs back in line. So we'll take just a second and show you some examples of some things we can help you with, both again on the pre-designed concept stage, but these efforts also carry into final design. This is an example of a footprint that we put together for a project in New Orleans recently. It had some occupied use on one bay of the garage. We put these drawings together in a few short days and it helped the team understand an efficient layout for this particular garage. We moved very quickly from concept stage into what we call a pricing model, which is a Revit-based model that we assemble using our proprietary software Edge for Revit, which many of you may already use today in your own industries. With that said and done, the Edge for Revit or pricing model that you see before you is where we take the concept drawings done by our architects and we build a pricing model in Revit showing all the precast framing solutions. This model goes into foundation, it goes into the framing systems, it goes into the elevation design, it goes through staircase and vertical circulation elements, all the way through details. Now I'm showing you a few brief pages of these models, which typically can be as many as 30 pages of details, and again it's a live Revit model. The ultimate output of this effort is this page here. I know it's small print, difficult to read, glad to show you or send this to anybody who has questions about it, but our model software allows us in real time to keep up with a takeoff of the of the precast elements it takes to frame that structure. This kind of information that we can put together in a matter of a few brief weeks is critically important as a precast producer being able to provide that to your teams or allowing us to work directly with your teams. This helps the teams understand the value of the precast solution very quickly and it allows you, the producer, to be able to accurately budget the project very quickly. In addition to the design side, we do offer development options as well, whether it's full development all the way down through construction administration. We can help develop schedules for your teams, help understand how quickly the precast structure can be developed. We also keep database inventory of cost analysis for various regions around the United States. We'd be glad to assist with understanding preliminary budgets all the way through a DMP process if necessary. In addition to the traditional development services, we also keep up with parking operational and maintenance standards. To design and plan for the proper parking operational program, you need to know how the system's going to be parked and how it's going to be used when you start design. We understand this, we keep up with the industry standards, and we can help with the consulting needs with you and your teams to understand an effective parking operational program. The bottom right hand image is also showing some mechanical parking. While we are not a provider of mechanical parking equipment, we understand it and keep up with that technology. We've been successful in the past with consulting with teams who were designing precast or needed design a precast garage, but because of height limitations, they couldn't get the sufficient parking they needed in the garage. And we were able to suggest a hybrid using a precast framed garage with exaggerated ceiling height in combination with mechanical parking to meet the parking demand requirements for the project. In addition to all these, in closing out our development services that we offer, we also offer financing options. Again, as I said briefly a moment ago, many projects die because of lack of funding. That funding could be construction period funding or it could be long-term funding. We don't guarantee that we can fund every project, but we do have creative ways to help fund parking projects. And sometimes this is exactly what the project needs, again, to be dusted off and to become a reality. So, closing and tying all these conversations together, again, we're a full service parking design and development company. Our services are largely a la carte, meaning that if there's one service that we talked about today that's of interest to you, call us. We'd love to discuss it. Ultimately, rest assured that our services are specific and unique to the precast industry. Our goal is to promote precast, promote its strengths and its benefits, and to help you sell precast projects, whether they're garages or other structures.
